Short-term Work/Live Studio Vacancy

Glassyard, Stockwell, SW9 9AW (£825 pcm)

Acme have a unique opportunity available to waiting-list artists. We have a seven month work/live studio vacancy in our Glassyard building, SW9 9AW.

Allocation

This vacancy is open to artists on Acme’s waiting list who are without alternative access to Acme workspace (or will be without access as of 1/2/24). Due to the short length of the vacancy, Acme will not be following it's regular work/live selection process. The studio will be allocated by waiting list date in line with our non-residential vacancies.

Where the studio satisfies an artist’s access needs or essential requirements for workspace and those requirements are related to a disability, impairment, or long-term condition, this will be considered at point of allocation.

Cost details

  • The work/live studio costs £825 pcm, plus electricity and council tax.
  • A one-month deposit will be payable on acceptance of studio offer.
  • Based on current bills, the Council Tax is likely to be £114.20 pcm this is anticipated to increase 5% from April 2024. Single occupants would normally be entitled to a 25% reduction.
  • You may prefer to use it as workspace only. Council Tax charge would still be applicable.
  • Right to rent check: The allocated artist will need to show relevant documents and I-D before signing a tenancy

The space

The studio measures 50sqm (approx. 550sqft) consisting of a main studio area with a separated bed space, a separate bathroom with shower and a kitchen. The studio is unfurnished.

Kitchen: Includes electric hob, oven, and fridge freezer.

Heating: Wall mounted electrical heaters are supplied, with double glazing fitted to reduce heat loss.

Laundry: There are shared laundry facilities on the same floor.

Internet: All studios have access to fibre optic Internet connection.

Bicycle: There is a secure bicycle store on the lower ground floor.

Parking: Work/live tenants have access to an underground parking space.

Practice Restrictions: The work/live studios are not suitable for noisy practices or heavy machinery processes. Neither is it recommended for any processes which could be harmful to sleep alongside, such as those using toxic fumes or dusty practices.

Pets: Unfortunately, we cannot have pets in the studios other than assistance animals.

Access

The work/live studios are on the first floor. There is a level approach to the front entrance and a large goods/ passenger lift which serves all floors. Parking is in the lower basement. Disabled parking directly outside the front entrance may be possible to arrange, please consult Acme.

Sharing the space: Families and guests

The studios can accommodate couples and potentially a child. However, they were designed as open plan and for sole occupancy. There are no internal doors except for the bathroom.

Acme expects the studio to be occupied by the allocated artist. You are not allowed to sub-let or pass the studio on to someone else. Acme does not allow the advertisement of your studio for short term let through Airbnb, Facebook or any other social media platform.

Any family or guests staying with you for longer than a month would need to be registered with Acme. Anyone in possession of keys must be registered with Acme.
